Comprehensive control with a Building Management System (BMS)

One crucial element to achieving energy efficiency is a state-of-the-art control system for heating and hot water. We’ve talked before in our blog how this allows you to set temperatures precisely throughout your premises. Of course, for many organisations, different parts of a building should ideally be at different temperatures. For instance, in an office block, corridors and reception areas should be kept cooler than workspaces. Similarly in a hotel, recommended temperatures are 19-21 degrees C for guest bedrooms, and 26-27 degrees C for guest bathrooms. However, temperature is only one aspect of control systems. How about considering investing in a more comprehensive building management system (BMS) for your building?

Facilities management for the 21st century

With modern technology, it’s possible to monitor and manage the mechanical, electrical and electromechanical services across a facility. Essentially, a Building Management System (BMS) consists of software and hardware that can control a range of service functions across a building. Such services can include power, heating, ventilation, air-conditioning, physical access control, pumping stations, elevators and lights. The data for these controls is consolidated onto a single system to improve reporting, information management and decision-making. And it allows facility-wide insight for better performance by controlling all underlying systems from a single workstation.

Individual heating, ventilation and air conditioning systems linked to a BMS typically represent 40% of a building’s energy usage. Adding lighting control in too means the BMS covers even more of total energy usage. In addition to controlling a building’s internal environment, BMS systems are sometimes linked to access control and other security systems. These may include turnstiles and access doors, and closed-circuit television (CCTV) and motion detectors. Fire alarm systems and elevators are also sometimes linked to a BMS, for monitoring purposes. A BMS allows for strategic mobile or desktop control, exceptional alarm management and integrated security solutions. Together, this helps to see the big picture, speeding up response time and mitigating risks for the property, people and business.

Your building management system from Hodgkinson Bennis

Here at Hodgkinson Bennis, we can work with you to deliver a building management system at your facility. We can design and install such systems, and test the system thoroughly to make sure it works before it goes live. We’ll build in the flexibility to grow and expand your facility or the range of services covered if necessary. A BMS can support system expansion thanks to a potent combination of open systems protocols and a scalable platform. Most importantly, we’ll be able to build in intelligent reporting, with functionality for customisable reports. This promotes compliance with health and safety requirements and delivers greater transparency into system history.

We take great pride in our maintenance services, which are just as essential as designing, installing and commissioning a system. Poorly configured BMS systems account for an estimated 20% of building energy usage in the United States. This itself accounts for a staggering approximately 8% of total US energy usage. Our maintenance team can ensure that the system continues to work at its peak efficiency throughout its life cycle. We will work with you to ensure that the system is configured for your building. And ultimately, we’ll improve your energy efficiency and help you achieve the long-term goal of implementing such systems.
